In order for an agent ("Cooperating Broker") to receive a commission in connection with the sale of real property, the Cooperating Broker must register a prospective buyer before the buyer is introduced to the Community via the internet, phone, or in-person. Cooperating Broker or agent must also accompany the buyer during initial visit. If the tracking system used at the sales office for a community indicates that the buyer was initially introduced to the community via the internet, phone, or registered at the sales office without being accompanied by Cooperating Broker or agent, said Broker or agent shall not be entitled to receive a commission in connection with the sale. Buyer registrations are good for a period of 90 days of effective signature dates by Broker/Agent and registered buyer. Agent must re-register buyer after 90 days unless buyer is already under contract to purchase.
